Why should I build an NDI home instead of buying in a planned subdivision?
Aside from our great quality and incredible flexibility, we offer the best value for your money. Our homes are priced based on the home itself, not the neighborhood. Others builders price their homes to be in line with the value of the area.
Building the NDI way saves you money. By building on your land, in your neighborhood, we can build your home for less, and you get the added benefit of INSTANT EQUITY, when you move in!

What is included in the base price of an NDI home?
Our base price includes all of the standard features designated for our Estate and Legacy series of homes. The flexibility of our program allows you to make changes in order to build the home you desire.
How else does NDI save us money?
We are able to offer you an affordable home price by focusing on controlling construction costs. Site development cost varies based on the specific lot. By contracting separately for your Site Development services, you are able to save money by only paying for services required by your specific site conditions.
Do I have to own a lot before signing a sales contract with NDI?
Many of our homeowners sign their sales contract before purchasing a lot, in order to take advantage of current pricing. Contingencies can be built into your contract to allow for acquisition and financing of your property.
How long does the construction process take?
Our homes are built on a 5 to 6 month construction schedule.
Can I make changes to the plans in the NDI catalog?
YES! Your Sales and & Design Consultant will help you create the home of your dreams. We will customize any home in our library in any way that you like. You may also bring us your own house plans, or have our Architect design a one-of-a-kind home for you.
How much of a down payment will I need?
NDI requires a $5,000 deposit at the time you sign your Sales Agreement. If you are interested in utilizing NDI’s Site Management Service, an additional deposit will be required.
What can I expect at the contract signing?
You will work with your NDI Sales Manager to finalize the options you are selecting for your home. All structural options must be selected at the time of contract, so that your architectural plans can be ordered. Final selections regarding interior appointments, options and colors occur prior to your Pre-Construction Meeting.
What if I want to make changes to my plans or final selections?
We want you to get everything you want in your new home, so we don’t penalize you for making changes. That’s why we don’t charge you for it. The only charge will be for the cost of the option.
Can I use my own lender?
In order to preserve the integrity of our program and control costs, we reserve the right to work with a limited number of approved lenders. We have longstanding relationships with two respected lenders, who understand the custom homebuilding process and our business practices.
What if I have a home to sell?
Our lenders provide many different financing programs that allow you to stay in your existing home while your NDI home is under construction. Please contact your lender for options and details.
