    Why Build New?

    I was standing at the bus stop this morning, and I ran into a client we built for a few years ago. I didn’t know this client very well during the construction process but it’s been fun getting to know the family over the last several months. Falls Church City is a very small community, and I’m constantly running into clients we’ve built for over the years – one of the perks of living where we’re doing so much building!

    While we were chatting, Mrs. “J” told me about a good friend of theirs who is currently renovating their home. What started out as a renovation has evolved to what Arlington County is now considering a rebuild. The project overall has taken longer (and I’m sure cost more) than the family was expecting.

    Unfortunately, this is a story we hear all the time. In fact, we have ended up building for a lot of clients who originally thought they would just renovate; most thinking rebuilding their home would be too expensive. But the fact is, when you compare the cost of a whole house renovation vs. tearing down and rebuilding with NDI, the cost to rebuild is often lower, completion times are quicker and in the end, you have a brand new home vs. an older, renovated home.

    To help illustrate this, we came up with this infographic which offers a side-by-side comparison of the cost benefit between a whole house renovation vs. tearing down and rebuilding with NDI.

    As you can see, the overall investment in rebuilding is less than a renovation and in the end, you have a brand new home and you’re not worrying about the old foundation, old roof or other old systems that weren’t updated. Even if you spend the same amount of money renovating as you would rebuilding, you won’t get the return on investment the day you move back into your renovated home. It will take years to get that money back.

    But as we’ve seen time and time again, when you move into your new NDI home, you will have Instant Equity on day 1!

    Mrs. “J” said they urged their friends to build with NDI but in the end, they decided to remodel – sigh.
